What happens when you book

One visit covers every gas appliance in the property, and the certificate is issued before the engineer leaves.

  1. Every appliance is inspected

    The engineer visually checks each gas appliance and its flue in the property for wear, damage or an unsafe installation.

  2. Gas tightness and pressure are tested

    Pipework from the meter to each appliance is tested for leaks, and burner pressure is checked against the appliance's data plate.

  3. Ventilation and flues are checked

    Each room with a gas appliance is checked for adequate ventilation, and flues are checked to confirm they terminate safely and draw properly.

  4. Certificate issued before we leave

    Results are recorded on the CP12 and the certificate is issued from site, with your renewal reminder set automatically for next year.

What is a CP12?
A CP12, properly called a Landlord Gas Safety Record, is the annual gas safety certificate every landlord must legally hold for each rented property with gas appliances. It confirms a Gas Safe registered engineer has checked each appliance and flue.
How often does a CP12 need renewing?
Every 12 months. We issue the certificate instantly from site and send an automatic reminder before each one falls due, so a renewal date is never missed.

What happens if an appliance fails the check?
If a fault makes an appliance immediately dangerous, standard Gas Safe practice is to turn it off, label it and explain why. Anything less urgent is noted so you can get it fixed, and the appliance is only recorded as safe once the fault is put right.
Does the certificate cover every gas appliance in the property, not just the boiler?
Yes. Every gas appliance we can safely access, and its flue, is included on the CP12, not just the boiler.
